Buying a first home should feel exciting, not overwhelming. Here's exactly what happens, in what order, and what to expect at each stage — written for real people, not for the industry.

Get pre-approved — this is the real first step

Before you look at a single listing, talk to a mortgage broker or a bank mortgage specialist. A pre-approval tells you what you can actually borrow, what your payments will look like, and how much you'll need for a down payment and closing costs.

A good broker or specialist will shop lenders for you, explain the difference between fixed and variable, and hold a rate while you look. Walking into a showing already pre-approved changes everything — you shop with confidence instead of guessing, and when the right home appears you're ready to move that same day.

Shopping first and financing later is the most common (and most painful) mistake first-time buyers make. Falling in love with a home you can't finance is heartbreaking, and it's completely avoidable.

Choose the right Realtor®

Your Realtor® can only find the right home if they know the real story: your true budget, your must-haves, the commute you'll tolerate, the renovation you'd actually take on, and the one you never would.

Tell me what you didn't like about a property, not just what you did. Every honest reaction narrows the search. And stay realistic about the market — the perfect home at the perfect price in the perfect neighbourhood is rare, so we'll get clear on which of the three matters most to you.

Be ready to draft an offer — and to compete if you have to

Good homes in Sudbury can move quickly. Before you're in that position, we'll talk through offer strategy: price, deposit, closing date, and which conditions genuinely protect you.

If we need to compete, we'll compete smart — with strong terms rather than reckless ones. But there is no prize for rushing. If a home isn't right, we walk away. There will be another one, and I'd rather lose a deal than watch you regret one.

Build a team of professionals you trust

A home purchase involves more than a Realtor®. You'll want a home inspector who explains what they find in plain language, an insurance representative who gets you properly covered before closing, and a real estate lawyer who reviews title and handles the closing cleanly.

Closing day and beyond

In the weeks between a firm offer and closing, your lender finalizes the mortgage, your lawyer completes their searches, and you arrange insurance, utilities and movers. I'll keep a timeline with you so nothing gets missed.

Then you get keys — and I'm still here. Contractor recommendations, property value questions, or just a check-in a year later: my clients don't stop being my clients after closing.

How much do I need for a down payment?

In Canada the minimum is 5% on the first $500,000 of the purchase price, with a higher percentage required above that. Your mortgage broker will confirm exactly what applies to your situation, and you should also budget for closing costs such as legal fees, land transfer tax and adjustments.

Does it cost me anything to work with Shawn as a buyer?

We'll go over representation and how compensation works in detail at our first meeting, in writing, before you commit to anything. No surprises — ever.  No up-front costs ever!  I only get paid when your deal closes.

How long does buying a first home usually take?

It varies. Some buyers find the right home in two weeks, others take six months. Pre-approval usually takes days, and closing is typically 30 to 90 days after a firm agreement.

Should I waive the home inspection to win a bidding war?

I'll always tell you honestly what a condition is protecting you from before you consider giving it up. Sometimes there are safer ways to strengthen an offer — that's a conversation, not a reflex.
